Why short-let from The Opus by OMNIYAT designed by Zaha Hadid

What makes this building work.

  1. 01

Corporate-stay weight keeps weekday occupancy above pure-tourist areas — a meaningful share of bookings are business travellers staying 3–7 nights on expense accounts.

  2. 02

Burj Khalifa view at a discount — Canal-facing Business Bay units offer the same skyline as Downtown buildings at 25–40% lower per-sqft prices, which protects margin.

  3. 03

Metro + Canal water-taxi access broadens guest mix — solo travellers and couples without cars convert as readily as in Downtown.

  4. 04

Lower service charges than Downtown — Damac/Omniyat OAs typically run 30–40% below Emaar's Downtown rates per sqft, which feeds directly into owner-net.
