Beach-facing apartments and villas on the trunk and fronds command premium nightly rates that no other area touches — Atlantis, FIVE Palm and One&Only Palm anchor the visitor demand, and the absolute majority of Palm guests stay 5+ nights, which keeps occupancy high without ADR pressure. Short-let policy varies sharply by building; the strong-NOC clusters are Shoreline, Tiara, Marina Residences and Oceana.

Short-let permitted at most Shoreline, Tiara, Marina Residences and Oceana buildings under DET holiday-home rules. NOC clearance is per-cluster and we manage the workflow with Nakheel Community Management; expect 7–14 working days for first-time registration.
