Dubai Marina is the city's second-largest short-let market after Downtown, with a denser tower count and a beach-facing demand profile. The 3.5km Marina Walk, JBR Beach (5 minutes away), and the Marina Mall keep guest interest evergreen — winter ADRs rival Downtown for waterfront-facing units. Most towers permit short-let; a handful require building-level NOCs which we file on the owner's behalf.

Short-let permitted under DET holiday-home rules. NOC requirements vary by tower (some are blanket-approved, others need per-unit sign-off); we hold the DET operator permit and handle the per-tower NOC paperwork before listing goes live.
