JBR is Dubai's beach-front-pure short-let community — the 1.7km Walk fronts directly onto the public beach, and every tower has either a direct sea view or a one-row-back view of one. Tourist demand is the highest-concentration in the city (Bluewaters Island + Ain Dubai are 5 minutes away), and short-let policy is the most permissive in Dubai outside Downtown. Most JBR towers are open to short-let with minimal NOC friction.
