Downtown Dubai is the city's most rented short-let community by a wide margin. The cluster wraps the Burj Khalifa and The Dubai Mall, with walk-distance access to Dubai Opera, Souk Al Bahar, and the Burj Park fountain show — which keeps ADRs high and minimum-stay requirements low (most owners run 2-night minimums). Burj Vista 1 & 2
Burj Vista's two towers sit directly opposite the Burj Khalifa, with most upper-floor units holding a clear sightline to the tower and the fountain show. Emaar finished the development in stages between 2017 and 2019; the unit mix runs from studios on the lower floors to four-bedroom penthouses at the top, with the high-floor 1 BRs and 2 BRs being the strongest short-let performers per square foot in the entire Downtown cluster.
