Business Bay sits directly across the Dubai Canal from Downtown — the same Burj Khalifa skyline view, lower entry prices, faster onboarding. The mix skews more toward corporate-stay than tourist, which means weekday occupancy holds up where pure-tourist areas (Marina, Palm) dip. Many buildings are Damac or Omniyat; short-let policy is more variable than Emaar's Downtown clusters but several towers are fully permissive.

Compliance
Short-let permitted at DET-licensed buildings; NOC requirements vary by developer. We hold the operator permit; first-time NOC at non-Emaar buildings can take 10–20 working days. We confirm tower eligibility before signing on a unit.
