1. Conversion rate (browser-to-booker)

The strongest single signal. Photos, hero image, title, first paragraph all drive whether browsers click 'reserve'. Higher conversion = higher rank.

2. Response rate + time

100% response inside 60 minutes for the first 24 hours of every inquiry. After that, 4-hour response is acceptable. Direct algorithm input.

3. Acceptance rate

Declining bookings hurts rank. If you reject a guest for stated reasons (dates blocked, guest count exceeded, party house signals), that's fine — but bulk rejection patterns penalise.

4. Cancellation policy + cancellation history

10. Calendar freshness

Calendars updated frequently (even just confirming availability) signal an active host. Sleepy listings sink.

11. Instant Book

Instant Book opt-in is a rank lift. Most premium owners run it — declining bookings retains the friction.

12. Listing age + history

New listings get a temporary search boost (the 'new listing pop'). Old listings need active maintenance to maintain rank.
